Preparing your home for Photos & Video makes a huge difference in online perception of your listing and can determine the number of buyers that schedule showings. Follow these steps to make sure your property media really pops in the eyes of potential buyers:
Before Photo Day
- Remove family photos, personalized decor, and anything that shows identifying information – We ask sellers to do this for 2 reasons: 1) personal safety and 2) buyers want to picture themselves in this home, so it helps when there are no photos of people they don’t know in the home.
- Pack & Declutter any unnecessary items & furniture – The more open and spacious your home looks, the better! Pack and store any decor, furniture, or personal items you won’t need during your home sale.
- Deep Clean & Dusting – Wipe down any marks on walls, clean dust off of window sills/baseboards/ceiling fans/vents, and make sure all reflective surfaces (windows, appliances, and mirrors) are clear.
- Replace Burnt out Lightbulbs
- Mow the lawn and make sure all landscaping is manicured
- Remove any holiday or seasonal decor

On Photo Day
- Turn on all lights and turn off ceiling fans
- Open all window shades
- Clear off surfaces – Put away appliances, dishes, and food in the kitchen, hide away all toiletries in the bathroom, and clear off nightstands.
- Move cars away from garage and driveway
- Hide any/all pet items – Hide/move pet beds, litter boxes, dog toys, etc.
- Make all beds
- Hang fresh towels in bathrooms
What to Expect on Photo Day
On Photo Day, the photographer will be moving throughout the house, inside and out, collecting photos, video, and a 3D walkthrough. For the best results, plan to be out of the house along with any pets for the duration of the appointment. After the photographer is done at your house, we can expect to get all of the media back in 2 business days.
The last step for you after the photos are complete is to keep your home in similar conditions for showings. Buyers expect the home to look the same in person as it does online!
